Artavia is still growing in late 2026, and the pace matters if you are shopping here. The community opened a second entrance on Hwy 1314, expanded its model collection to 17 homes, and keeps releasing new sections from builders including David Weekley, Westin, Lennar, and J. Patrick and Ravenna, all while the established amenities, the five-acre lake at Dapple Park, the trails, and the Palate Café, keep running as they have since the community opened in 2019. For a buyer comparing a finished resale like 15500 Leopard Lily Ln against a builder spec home down the street, here is what has actually changed and what is still coming.

The community in one paragraph

Artavia is a roughly 2,842-acre master-planned community in southern Conroe off SH 242, between I-45 and US 59, with about 6,500 homes in the master plan and more than a dozen builders working the sections. The anchor is Dapple Park, a 13-acre community park built around a five-acre lake with a boardwalk, paddle boats, a kayak launch, and fishing, plus miles of wooded trails lined with the community's ARTscapes art installations. The clubhouse holds a 24-hour FitCenter and the Palate Café, and the outdoor side adds a resort-style pool, splash pad, playgrounds, tennis courts, a meditation rain garden, a community garden, and a dog park. For the fuller resident-level picture, the resident's guide to Artavia walks through the calendar, the schools, and the day-to-day rhythm in more depth.

A second entrance on Hwy 1314 is open

The biggest infrastructure change in recent memory is the second community entrance on Hwy 1314, announced in February 2025, a four-lane roadway plus an Artavia Parkway extension that supplements the main entrance on Hwy 242. For residents, that means a second way in and out of the neighborhood, which spreads the morning traffic and shortens the trip to the FM 1314 and Hwy 242 retail corridor. The developer's announcement is on artaviatx.com, and Community Impact covered the opening at communityimpact.com.

The model collection grew to 17

In May 2025 the community expanded its model home collection to 17, highlighted by two new ART Collection models from David Weekley Homes and Westin Homes. Westin's 60- and 65-foot models in Artavia are priced from the $430s, and Highland Homes builds on 50-foot lots from the $380s. The model park is the fastest way to see what the current builders are selling, but it is worth remembering that the models show the spec side of the neighborhood, not what a finished resale with upgrades actually lives like. The expansion is documented on Artavia's news page.

New sections keep opening

The build-out has not slowed down. Recent releases include David Weekley's Reserve Collection on oversized 45-foot homesites, earlier 55-, 60-, and 65-foot sections with the 65-foot ground released to Coventry Homes, and 50 luxury homesites on 70-foot lots from J. Patrick and Ravenna priced from the $510s. Jamestown Estate Homes builds custom homes on 80-foot lots, and Lennar's Fairway Collection starts from the $320s. The active builder list, including Beazer, Chesmar, Perry, and the rest, is on Artavia's builders page. Overall pricing in the community generally runs from the high $300s to the $600s, with roughly 50 resale and new listings active at any given time, so there is real variety in both price and lot size. Most recently, Community Impact reported on October 13, 2026, that David Weekley Homes began selling houses in the new Parkview Collection inside the community, zoned to Conroe ISD schools.

What the new sections mean for a resale buyer is a neighborhood that is still maturing. New streets, new models, and new construction traffic are part of the picture for the next couple of years, and the trade-off is that the amenities and the school pattern are already real rather than promised. The 65-foot section and the 70-foot luxury lots also put a spotlight on lot size, which is exactly where 15500 Leopard Lily Ln stands out: a 15,540 sq ft cul-de-sac lot, more than double what most builder lots nearby sit on.

Retail and infrastructure are catching up

The retail side of the neighborhood is filling in too. A new Home Depot at FM 1314 and Hwy 242 is slated to open around October 2026 according to Conroe construction reports, which adds a practical errand stop to the corridor just outside the community. Inside Artavia, the Section 46 landscape improvements along Astaire Parkway and Pavlova Pass are tracking toward completion around November 2026, part of the steady polishing of the built sections. The community is also building a second amenity center closer to the newer home sections, reached off Astaire Parkway past the neighborhood's colored bridge and ARTscape installations, with no opening date announced yet; it complements Dapple Park rather than replacing it. None of this is a reason to buy on its own, but it is the kind of infrastructure that supports resale value over time, and it is worth knowing before you compare a finished house here against a spec home in a brand-new section.

What this means for resale buyers

The practical takeaway is simple. Artavia's new-home machine keeps producing spec houses on standard lots, and the resale market in the same community offers finished homes with established yards, upgrades already in place, and no wait for a slab. 15500 Leopard Lily Ln is the example in front of you: the same neighborhood and similar construction as the new builds, on a 15,540 sq ft cul-de-sac lot with over $20,000 in upgrades, including taller custom kitchen cabinetry, a built-out primary closet system, and an 18-foot great room with a floor-to-ceiling fireplace. The photo gallery shows the house and the backyard, and the neighborhood page has the commute times and local context. For the lot-versus-new-build comparison in more depth, the earlier why the lot matters post lays out the math.

The fall calendar while you explore

If you are visiting Artavia this month, the community and the surrounding area have a full calendar. Inside the neighborhood, the lifestyle team's fall events continue, including the Haunted Trails that usually open in late October and the Artavia Autumn Artisan Market on Saturday, November 7. Around Conroe, the newest this-week plan for October 12-18 covers the Sacred Heart Oktoberfest, the Woodlands Wildflower Festival, and the Ren Fest "1001 Dreams" weekend (the October 5-11 edition covered the Catfish Festival weekend and is archived), the rest-of-October plan runs from the Sacred Heart Oktoberfest through Halloween week, and the Halloween 2026 guide has the pumpkin patch and trunk-or-treat dates. The new November 2026 events guide plans the markets and the holiday kickoff from November 7 through mid-month. The season-wide fall 2026 events roundup ties it all together.

Community facts, section releases, model counts, and the Hwy 1314 entrance were confirmed against artaviatx.com, Community Impact, builder pages (David Weekley, Westin, Jamestown Estate), and Conroe construction reports as of October 6, 2026, with an October 20, 2026 update adding the Parkview Collection opening and the second amenity center under construction off Astaire Parkway. Exact section opening dates shift as builders sell through, so confirm current availability and pricing directly with each builder. School assignments and community calendars change; verify with Conroe ISD and the Artavia lifestyle team before you plan around them.
